Pre-1940 walls change the container

The City of Jackson has the oldest housing stock we work in, and it is not close. The majority of houses inside the city limits went up before 1940, which means the walls are plaster over wood lath rather than drywall. If you have only ever demolished a postwar interior, the first room of a Jackson house will catch you out.

Plaster comes off in slabs with the lath still nailed to the back of it. It is dense, it does not compact, and you cannot tread it down to make room. Strip one bedroom back to the studs in a house on the east side and you will reach the weight limit of a fifteen yard container while it still looks half empty — and an overloaded container cannot legally be lifted onto the truck, so it stays on your drive until somebody levels it by hand.

Which is why our advice for city demolition work usually runs the opposite way to what people expect. Take the smaller container and plan a swap. Tell us the age of the house when you ring and we will size it properly the first time.

Street width and the alley question

Jackson was laid out before the truck existed, and it shows. A good number of residential streets in the older neighbourhoods are narrow enough that a roll-off set at the kerb takes most of one lane, and the houses on them often have a single-width drive running back to a detached garage.

That gives you three options and they are worth thinking about before you ring. The drive is easiest and needs no permit, but it blocks the garage for the duration. The street works but needs a permit from the city, applied for by you or your contractor rather than by us. The alley, where there is one, is sometimes the best answer of all — and sometimes impossible, because alley surfaces in parts of the city have not been maintained for a long time and a loaded truck is not a reasonable thing to put on them.

Walk it before you call. Stand where you want the container, look up for service drops and branches, and pace out whether there is a straight run behind it. We need roughly sixty feet to slide a container off and about twenty-three feet of vertical clearance to tip it.

Estate and probate work in the older neighbourhoods

A large share of our city work is clearing houses that have been in one family for forty or fifty years, and those jobs have two characteristics in common. They are heavier than they look, and they run on somebody else's calendar.

The weight comes from the basement. Jackson basements are old, most of them have taken water at some point, and everything stored down there — cardboard, carpet, upholstered furniture, particle-board shelving — has absorbed and dried out a dozen times. Damp storage weighs a multiple of the same material dry. A clear-out that looks like a twenty yard job frequently is not.

The calendar comes from probate, a closing date or a family flying in for one weekend. Tell us if the date is fixed, because it changes our advice: with a hard deadline you want one size up and one trip, not a tight size and a gamble on turnaround.

One more thing specific to this housing stock. Pre-1978 means lead paint, effectively without exception, and pre-1980 means you should assume asbestos until it is tested — nine-inch floor tile and its black mastic, pipe and boiler wrap, some skim coats.
