A lake community, and the hardest access in the county. Seasonal cottages converted to year-round houses on narrow lanes with water on one side and no turning room.

The hardest access we deal with

We will be direct about this one: Clarklake is the most difficult place in our service area to deliver a roll-off container, and it is worth understanding why before you ring.

The lake is ringed by lanes platted in the 1920s and 30s for cottage traffic. They are narrow, many are unpaved, most have no turning area, and the properties on them run deep and thin from the lane down to the water. A roll-off truck needs roughly sixty feet of straight run to slide a container off its rails and winch it back on, about twenty-three feet of overhead clearance to tip it, and a surface that will carry a loaded container coming back up. A good number of Clarklake lanes offer none of the three.

That does not mean we cannot deliver here. It means placement has to be worked out in advance rather than on arrival, and the answer is frequently not where you would ideally want it.

What usually works instead

The position that works on most Clarklake properties is at the road end of the lot — up by the lane rather than down by the house. It is a longer carry with the debris, often considerably longer, and it is still the right call, because the alternative is a truck that cannot get out again.

Where a lane is shared between several properties, placement becomes a conversation with your neighbours too. A container narrowing a lane for a week is tolerable if people know about it and intolerable if they do not. We would rather you have that conversation before the delivery than during it.

Two other things specific to here. Septic systems and drain fields are often in the only flat part of the lot, and a loaded container on a drain field is a serious mistake — tell us where yours is. And soft ground near the water will not carry weight in spring at all, regardless of what it looks like. Frozen, it is fine; thawing, it is not, and we will say so. What the truck needs →

Cottage conversions and the material they produce

Nearly all the housing around Clark Lake began as a seasonal cottage, and the remodelling history that followed is what fills the container. Insulation added in one decade, a bathroom in another, a dormer, a deck, a lakeside room, year-round heating, then all of it renewed again.

Opening up a building like that means hitting several construction eras in the same wall. Board-and-batten under panelling under drywall; two or three generations of flooring stacked up; wiring and plumbing from four different periods. The debris is mixed and irregular, it packs badly, and the honest guidance is to take a container a size larger than the floor area suggests.

Decks and docks are the other staple. Thirty-year-old pressure-treated timber is at the end of its life all round this lake, and deck debris is bulky and light — volume-limited, so cutting the joists and stringers short before loading genuinely saves you a container size.

If there is cedar shake under the asphalt on the roof, or old cement-board siding, mention it. The first changes the tear-off volume substantially and the second needs testing before anything is disturbed.

Permits

Do you need one in Clarklake?

On your own driveway or private property, no — not anywhere in Jackson County. On the street, the kerb or any public right of way, yes, and in Clarklake that is issued through Columbia Township. Permits go to the property owner or the contractor doing the work rather than to the hauler, so the application will be yours. Lake lanes are the constraint — narrow, often unpaved, and rarely with anywhere to turn. Tell us the address when you ring and we will tell you which applies before you start ringing round.
