Why Jackson jobs need a different size

The majority of houses inside the City of Jackson were built before 1940. That one fact changes nearly every container we send into the city, and it is the thing out-of-town haulers get wrong.

Houses of that age were built with plaster over wood lath rather than drywall. Plaster comes off the wall in slabs with the lath still nailed to it, and it is dense. Strip one room back to the studs in an older Jackson house and you will reach the weight limit of a small container while it still looks half full — and an overloaded container cannot legally be lifted onto the truck. It sits on your drive until somebody levels it by hand.

So the right answer for interior demolition here is frequently a smaller container and a swap-out, not a bigger one. Out in the townships, where the housing is newer and lighter, the advice reverses completely. Tell us which you have and the sizing takes about a minute.

Michigan weather

Frost, thaw and where a container can stand

Placement in Jackson County is seasonal in a way it is not further south. From roughly December through March the ground is frozen, which is actually helpful — frozen ground carries weight well and a loaded container sits comfortably on a gravel drive that would not take it in April.

Spring thaw is the opposite. Saturated ground, soft shoulders and gravel drives that turn to mush will not take a loaded roll-off, and a truck that sinks is a much bigger problem than a delayed delivery. Through March and April we ask more questions about where the container will sit than at any other time of year.

Snow matters too. We need the placement area cleared before we arrive — the driver cannot plough it, and a container set on packed snow ends up wherever the snow melts to.

Four steps, one phone call

  1. Tell us the material, not the volume “Plaster coming out of a 1920s foursquare” tells us far more than “quite a lot of stuff”. Age of the house is the single most useful thing you can say.

How long can I keep the container?

About a week as standard, and extensions are usually fine if you tell us before the collection date. If the job has a hard deadline — a closing, an inspection, a code citation — say so when you book and we will work to it.

Will it damage my driveway?

We put boards down as standard. Michigan asphalt takes a mark in July heat and Michigan concrete can spall if it is already weathered. If your drive was sealed recently, tell us — sometimes the right answer is a different placement.

Can you deliver in winter?

Yes, and frozen ground actually carries the weight better than spring mud does. What we need is the placement area cleared of snow before we arrive, because the driver cannot clear it.

What about the yard waste from my clear-out?

It cannot go in. Michigan bans grass, leaves and brush from landfill, and there is no small-quantity exemption. Jackson County has composting options — worth sorting before the container arrives.

Do you take just a couple of items?

If it is one appliance and a mattress, a roll-off is the wrong tool and we will say so. Several of these communities run bulk pickup that will handle it with far less hassle.

What if I fill it faster than expected?

Ring us — a swap-out is routine. Do not solve it by loading above the rail, because a heaped container legally cannot be moved and has to be levelled by hand first.
