Cottage conversions in the Irish Hills

Brooklyn sits in the middle of the Irish Hills lake country, and a large share of the housing around it started life as a seasonal cottage. Over sixty or seventy years those cottages have been insulated, extended, re-roofed, dormered and converted to year-round use, usually in stages and usually by whoever owned them at the time.

That history is what fills the container. Remodelling a converted cottage means working through several decades of different construction at once — a 1950s core with 1970s panelling over it, a 1990s addition and a crawl space nobody has opened since the Carter administration. The debris is mixed, awkward and much more varied than a single-era house produces.

Practically, that argues for a slightly larger container than the floor area suggests, because mixed irregular material packs badly. It also argues for telling us what you expect to find rather than what the house looks like from outside. A twenty yard is the usual answer here; a thirty where there is panelling, decking or a porch coming off as well.

Lake lots, seawalls and where the truck can actually go

The lake lots around Wamplers and the smaller waters nearby are the access constraint in Brooklyn, and they are not a small one. These are narrow deep lots on lanes that were platted for cars far smaller than a roll-off truck, with the house towards the water and no turning room at the end.

We will not try to back a loaded truck down a lane with water at the bottom of it, and you would not want us to. The workable answer is usually a placement at the road end of the lot, or on the lane itself where it is wide enough and the neighbours can still get past. Where several properties share a lane, that becomes a conversation with them as well as with us.

Race weekends and the summer calendar

Brooklyn is the village nearest Michigan International Speedway, and twice a year that reorganises the whole area. During race weekends the roads around the track carry traffic volumes that make a delivery run through the village unrealistic, and the campgrounds and lots either side absorb everything else.

We schedule around it, and you should too. If your job falls near a race weekend, book the container well before or well after rather than hoping. It is one of the few genuinely fixed constraints in our calendar.

The wider summer season matters as well. A lot of property work in the Irish Hills happens between May and September because that is when the owners are here, which compresses demand into the same four months. Add the roofing season on top — asphalt shingle needs warm weather to seal, so tear-offs cluster into the same window — and late summer is the hardest time of year to get a container at short notice anywhere in the lake country.

If you have a fixed date between July and September, book the container when you book the crew, not the week before.
