Concord sits on the upper Kalamazoo River and it is genuinely old — a village that grew around water power, with a core of nineteenth-century houses on lots far deeper than anything built since. That depth is the defining feature for our purposes, and it cuts both ways.

Stone basements, plaster walls and dense debris

Houses of this age in Concord have fieldstone or early block foundations, plaster over lath upstairs, and in many cases a summer kitchen or rear ell added at some point in the nineteenth century. Everything about that construction is heavy.

Plaster is the main event. It comes off the wall in slabs with lath attached, it does not compact, and a single room taken back to the studs will put more weight in a container than a whole modern kitchen. Damp carpet, cardboard and particle board weigh several times their dry weight, so a basement clear-out here is almost always weight-limited.

River ground and spring timing

The Kalamazoo runs along the edge of the village, and the low ground near it behaves differently from the rest of Concord through the spring. Saturated river-valley soil stays soft well into May, several weeks after the higher ground has dried.

If your property is on the low side, that narrows the delivery window for anything other than a paved drive. The same spot that is unusable in mid-April is completely fine in January with frost in the ground.
